A Professional Independent Inventory

An Inventory prepared by us provides a detailed and objective record of the contents and condition of the property at the start of the Tenancy. It is the basis for settling any disputes regarding cleaning, replacement or repair at the end of the Tenancy and will allow the owner to be fairly compensated.

As professional Inventory Clerks we know how to record and present an Inventory in plain English and simple to use but also one that matches the standards required for dispute resolution by the Tenancy Deposit Scheme (TDS). We prepare a new ‘clean’ document for the start of each Tenancy as part of the Check-In process. Without such a document it may prove impossible for a Landlord to make a successful claim against the Tenant for damage repair or cleaning costs.

Check-In

The Check-In at the start of the Tenancy is the process by which we secure agreement from the Tenant as to the condition of the property. This is achieved by a thorough inspection of the property and a review of the Inventory, carried out by us in the presence of the Tenant.

Following the Check-In the Inventory is updated, freshly printed and issued to all parties.

Mid-Term Inspections

During the tenancy we carry out regular brief inspections of the property and make an assessment about its general condition. We record if the property is not being used within the terms of the Tenancy Agreement and report on any obvious defects or damage.

Check-Out

At the end of the Tenancy we will carry out a thorough inspection of the property and compare it to the Inventory. We will then issue a detailed summary of any cleaning, repair or maintenance that is required with recommendations for the allocation of costs allowing for fair wear & tear. Any deductions from the Tenants deposit will be established during this process based on quotations from 3rd party contactors.
